For CPAs, enrolled agents and tax preparers

Your client's tax strategy and their mortgage don't have to fight

When a business owner wants to buy a home, the return you file becomes their income. I help your clients qualify without undoing the work you did, and I keep you in the loop.

  • Free pre filing review for clients planning to buy or refinance, usually within 48 hours
  • I read returns the way an underwriter will: add backs, K-1s, distributions and year over year trends
  • Bank statement, P&L, 1099, asset based and DSCR options when the return can't do it
  • No comfort letters. If a lender needs anything from you, it's facts you already know
  • Spanish speaking clients welcome. Hablo español.

What a lender looks at on a return

  • Two years of returns, and whether income is steady, rising or falling
  • Add backs: depreciation, depletion, amortization, business use of home
  • K-1 income vs actual distributions, plus W2 wages from the company
  • A year to date P&L once we're past the first quarter
  • Filed returns that match IRS transcripts, so extensions need planning
  • Business funds used for the down payment, and whether the business can spare them

Where I fit

Three moments when a quick call saves the deal

Before the return is filed

Plan the year

For a client buying in the next 12 months, I show what income each choice produces, so they can weigh the tax savings against the house.

On extension

Time the purchase

A client on extension may be qualified on the prior year plus a P&L. I'll tell you whether to file first or close first.

When the return won't work

Use a different program

If the return is too thin, a bank statement, P&L or 1099 loan can qualify them without amending anything.

Referrals go both ways

My divorce, self employed and first time buyer clients need good CPAs. I'm always looking for tax pros I can send them to.

Let's talk

Questions CPAs ask me

Working together

Will you ask me to sign a comfort letter?

No. If a program needs a letter, it only asks you to confirm facts you already know, like that you prepared the return and that your client owns the business. I never ask a CPA to vouch for a client's ability to repay or for the future of the business.

What does a pre filing review look like?

Your client sends me their draft numbers or last return. I tell you both what income a lender would use and which program fits. You keep making the tax call. I just make sure everyone knows the mortgage side before the return is filed.

Do you pay referral fees?

No. Federal rules don't allow lenders to pay for referrals, and I'd rather earn them. What I offer is fast answers for your clients, and I refer my clients to CPAs I trust.

Do you work with Spanish speaking clients?

Yes. Hablo español. I work with a lot of Spanish speaking business owners and their families.

I don't want your clients paying more tax to buy a house. I want to find the loan that fits the return you'd file anyway.
